Space has become even more of a priority for house hunters, whether that’s for more storage, space for a growing family or enough room to separate work from home life as we emerge into the ‘new normal’. New builds often come with the misconception of lacking the same space that an older property would have but that’s certainly not the case. Particularly in our stunning new spacious house type The Milbury which is the definition of flexible living space.

It’s one thing to find the extra space you’re after but it’s another deciding how to make that space work best for you and your family.

So, we caught up with Susan White, Managing Director at Phoenix Interior Design, who works with us to create our beautiful show homes, to get her expert suggestions on using the space on offer in this expansive four bedroom detached house and how this home could work to meet different needs.

Susan explains: “Call it flexible living, the second floor dare I say it is so flexible it ends up being the most important level in the whole house! The second floor essentially gives you bonus rooms, it doesn’t just have to be the master bedroom. We all desire our own separate zones at home whether that’s for work, relaxing with the family, or quiet time alone and you can have all of this with the space on offer within this Pennyfarthing home.”

Susan shares four different ways to use the space available on the second floor:

Escapism

Whether for you or your children, the second floor can provide an escape from day-to-day life. For children, it’s an intriguing and exciting space, with the little doors that goes through to the storage eaves, what a great space for kids to spend time in. It can be their hang out, you can imagine the space with a big tv on the wall, a sofa, comfy chairs, bean bags, just somewhere they can relax, play and enjoy.

Giving the space over to the children also means the living areas downstairs can become adult zones, no mess to clear up after the children and the perfect spot for relaxing or entertaining. the additional floor could also double us as a home cinema for the family. Save money going out to the cinema, just go up two flights of stairs to your own cinema room!

Work from home

With record numbers of us working from home and continuing to do so post pandemic a home with a study is now a top priority. So, the added benefit of the second floor means your at-home office can be even further separated from your home life. It takes a few steps up to that floor, mimicking a short commute, and giving you time to get into work mode. There’s a perfect spot to have a desk right under the Dorma window, and the landing space could double up as the perfect at home library. You don’t need an old Victorian home to have your own library!

Clutter hideaway

Perhaps the most important and not wholly considered feature of using this space is the bonus storage. We have to celebrate the hidden gems in this house, with the storage through into the eaves there’s just so much space on offer to store away belongings. Whether it’s to pack away children’s toys to keep the main living spaces adult zones, for teenagers to store their games consoles, musical instruments, or art materials or simply somewhere to store clothes and those items you’d normally store in the loft but wish you could put somewhere with easier access, you can do that all with the space available.

Home from home

The second floor could also become a fantastic home from home from any visiting guests, as you’ll be able to treat them to their own double bedroom and bathroom. Kit the space out with cosy furnishing, luxurious accessories and use neutral colour tones to create a truly relaxing retreat to enjoy. Occupying the whole top floor would be particularly ideal for when parents or grandparents come to stay for long weekends although they may not wish to leave as soon!

The Milbury features a separate lounge on the ground floor, which is the full length of the home and an open plan kitchen and dining area with a separate utility room.
