Reserve Your Home
At Pennyfarthing Homes, we recognise that it is not always possible, or convenient, to sell your own home before finding your new one.
With this in mind, we have designed two reservation schemes to suit your needs:
- Early Bird Reservation (on selected properties) – for those who still have a property to sell
- Full Reservation – for those who are able to proceed with a property purchase
Early Bird Reservation
Whilst deposit levels vary from development to development, the principle of the Early Bird Reservation Scheme remains the same.
On payment of a reduced deposit, we allow you an initial period of 28 days to sell your current home. We keep in close contact with you and your agents, monitoring the sales progress of your property.
In many cases, a sale is achieved within this period. However, if the 28 day period expires before a buyer is secured, we will review your reservation which may be extended for a further period.
Once a sale is agreed, and the chain is complete, your Early Bird Reservation is converted to a Full Reservation. You will be asked to pay a “top-up” reservation fee, and the contract is sent to your solicitors for approval.
Full Reservation
On payment of a deposit, your chosen new home will be reserved for a period of 28 days, during which time we will guide you through the buying process towards an exchange of contracts.
Contracts usually exchange within 28 days, following agreement of a mutually convenient completion date.
Once you have exchanged contracts we will assist you through to completion and beyond. We understand that moving home can be stressful and we will do all we can to ensure that everything runs smoothly.


The Consumer Code for Home Builders gives confidence to new home buyers by ensuring that they are:
- treated fairly
- know what service levels to expect
- are given reliable information on which to base their decisions
- know how to access speedy, low cost dispute resolution arrangements if they are dissatisfied.
